The Brooks Cottages of Tippecanoe
The Brooks Cottages of Tippecanoe is a 14-acre residential subdivision located on the west side of S. CR 25A north of Randall Residence Assisted Living Facility. This subdivision will contain 74 single-family connected homes. The development mimics the look of a condominium development (connected homes in groups of 4-6 units), but creates individual lots of record. The development will require membership in a Home Owners Association that will provide numerous amenities including community walking paths with benches, a courtyard, a dog park, and shelter house. Chamberlain's Pond will be the result of a project of U.S. Fish and Wildlife and H2Ohio. The project, east of town on SR 571, will restore off channel habitat along the Great Miami River near the confluence of Honey Creek in Tipp City, Ohio. The area includes restored wetlands, a basin that is approximately 9.5 acres, and connections to the river made after the basin was revegetated. Off-channel wetlands like this provide nutrient-reduction benefits to the nearby river as well as reducing peak streamflow during runoff events. For more information contact H2Ohio.
Schulte Wellness is located at 1928 Donn Davis Way and is scheduled to open in the Spring of 2022. Rosewood Creek is a 130-acre residential subdivision at the corner of Peters Road and Kessler-Cowlesville Road. The subdivision will contain 193 single-family homes. Fieldstone Place is a 33-acre residential subdivision near the NW corner of CR 25A and Evanston Road. The subdivision will contain 77 single-family homes that are focused on detached patio homes that incorporate high end features found in larger custom homes. North Branch Pass
North Branch Pass is a 18-acre residential subdivision just south of the SW corner of CR 25A and W. Main Street/SR 571. The subdivision will contain approximately 50 single-family homes. Monroe Federal Savings and Loan is constructing a new 6,680 SF two-story retail office structure at 985 W. Main Street. Lewis Renollet, President & CEO of Monroe Federal states that “Monroe Federal has called Tipp City its home since 1875 and we hope to continue for many years to come. As our institution continues to grow, we find ourselves looking for office space for additional sales and operational personnel. We plan on keeping our downtown location as our operations center and modified retail location. Summit Landing is a proposed new residential subdivision to be located off of Peters Road, north of the Windmere Subdivision. This development is currently moving through the approval process at the Planning Board and eventually City Council. If approved, the subdivision would include 172 single-family lots. Northgate Rezoning to Multi-Family
The applicant – Ferguson Construction, is requesting that 2 parcels (20.768 acres) be rezoned to R-3 Multi Family. If approved the applicant has indicated that they would pursue approval for a 216 unit multi-family apartment complex that would include 9 apartment buildings, 7 separate garage buildings (84 covered spaces) and include a clubhouse, pool and common space. Currently under construction, this 3,400 square foot facility will provide pharmaceutical compounding involving various health-care professionals working together to produce medications that treat patient conditions including menopause and other women’s health-related illnesses. TLG (The Larson Group) Peterbilt is constructing a 41,292 square foot truck sales and service establishment at 450 S. Kinna Drive. TLG maintains 23 similar facilities, located in Arkansas, Illinois, Indiana, Kentucky, Missouri, North Carolina, South Carolina and Ohio. The dealer group sells heavy-duty, medium-duty and refuse equipment; services; and inventories parts for the full Peterbilt lineup as well as all lines of trucks, trailers, buses and engines. NorthPoint Development will be constructing three Class “A” industrial buildings (± 1.1 million square feet) on a 97 acre tract of land at the southern terminus of S. Kinna Drive, just north of Evanston Road. When fully occupied these speculative structures are anticipated to employ 350 persons, with an associated payroll of $13,000,000.
